Helping you to protect the value of your investment property and economic return are the key priorities for our property management division. Here’s how we go about it.
Tenant Sourcing and Selection Process
We commence with a detailed inspection of the property to document features and condition to provide a baseline for valuation. If we observe something that is non-compliant or could cause issues, we will notify you immediately and provide recommendations for home improvements or repairs.
We take marketing photos and prepare a digital ad, and a property brochure to hand out to prospective tenants. Your ad is posted to a range of online sites, along with promoting it on Lease Boards where appropriate. We also conduct open for inspections, and accompany prospective tenants to inspections.
We know how important it is to find a tenant who is financially responsible and will cherish your property as their own. We take the time to try to get to know prospective tenants a little, and undertake background and reference checks, to do all we can to choose a worthy tenant. We may submit a few applications to you, together with our recommendations.
Once you’ve approved the tenant, we prepare the lease, take care of the bond lodgement and provide the condition report with photos. We arrange copies of keys and remote devices, provide bond lodgement and rental payment details and assist with connection of utilities if the tenant needs help.
We keep you informed of your responsibilities as a Landlord, and act on your behalf to arrange for necessary maintenance and repairs. We only use trade companies who are reference checked, hold adequate public liability insurance and are reasonably priced.
We also conduct an initial inspection 3 months into tenancy, and then every 6 months thereafter, to ensure the property is being looked after to a reasonable standard, and provide you with an inspection report.
We take care of ensuring that rent is paid on time, and is paid into your nominated account regularly.
We also take care of accounts including water rates, Council rates, Owners Corporation and Landlord Protection Insurance payments.
You will receive regular financial statements detailing all rental and maintenance transactions, along with EOFY tax statements.
